On-site assessment + quarterly roadmap
On-site land assessment plus a prioritized 90-day plan. Brady walks your parcel, writes the Scout Report, then builds a quarterly roadmap with contractor intros, permitting timeline, and milestone budget.
Verde Valley + Phoenix Valley. Arizona only. Apply-only until Brady opens public booking.
Get the Scout + 90-Day Plan — $500You closed on the parcel. Now what? The Scout tells you what you have. The Plan tells you which contractor to call first, and what to pay for.
You don't want to spend $50K on architects in month 1 if the right move is $4K on a percolation test + driveway permit in month 1. Sequence matters.
90 days is one sprint. If your build is 12 months, this is the first sprint's roadmap. Plan one quarter at a time. Re-evaluate at day 90.
The Scout tells you what your dirt is. The Scout+Plan tells you what to do with it this quarter.
Three weeks from apply to day-1 of your plan. 90 days later, we recalibrate.
15-min intake call to confirm fit + schedule the site visit.
2–4 hours on site. Same methodology as the Scout's Report.
PDF report + 90-day plan in your inbox. 30-min walkthrough call.
60-min recalibration call. What worked, what didn't, what's next.
Everything in the $250 tier — parcel walkthrough, soil/water/permitting notes, contractor Q&A list, written PDF.
What to do first, second, third. Sequenced for cash flow + dependencies — not just a wishlist.
Brady's vetted shortlist of well drillers, septic installers, civil engineers, surveyors for your work type. Direct intros, not phone-book links.
Which county filings come first, what each one depends on, realistic week-by-week timeline.
What to spend, in what order, with rough cost ranges. Tells you the right $5K to spend before the wrong $50K.
60-min call at day 90 to review what worked, what didn't, what to plan for next quarter. Course-correction built in.
The $250 Scout's Report tells you what your dirt is. Buyers who book it usually come back asking the same next question: OK, what do I do first?
The Scout + Plan answers that. It's the same parcel walkthrough, the same written PDF — plus a 90-day quarter plan. Sequence matters more than any single decision: if you spend $50K on architecture before the percolation test comes back, you might be designing for a septic field that won't pass. If you spend $4K on the perc test first, then $50K on architecture, the design lands clean.
The Plan is opinionated. I'll tell you what I'd do if it were my parcel. You don't have to take all of it. But you'll have a quarter's worth of next moves, in order, with rough numbers attached.
Day 90, we get on the phone again. What worked, what didn't, what's next. That's how you build a parcel — one quarter at a time.

Verde Valley + Phoenix Valley, Arizona only. Apply-only until Brady opens public booking. First applicants get same-month slots.
This tier is new. Brady's filling the first slots manually to make sure the Plan deliverable is right for each parcel. Once 2-3 are delivered, public booking opens. Applying now means you get an earlier slot.
The Scout tells you what's there. The Plan tells you what to do about it — in order, with timelines and rough budget. If you'll close on the parcel and immediately need to know what to spend first, this is the tier. If you're still in due-diligence, start with the $250 Scout.
No. The Plan is the roadmap; the day-90 call is the recalibration. You drive the work in between — calling the contractors I intro you to, scheduling the filings, running the budget. If you want ongoing project management beyond day 90, email Brady for hourly consulting rates.
Most parcel builds are. The 90-day plan is the first sprint. At day 90, the recalibration call sets up the next quarter. You can keep booking quarter plans on an ongoing basis (Brady can quote that).
Yes. If you're sequencing build-outs across 2-3 parcels, the per-parcel rate drops. Email Brady to quote.
Same as Scout's Report. Before the site visit, full refund. After the site visit, the Report + Plan are delivered regardless — the fee covers Brady's time.
